Steel wall panels: specification questions
Before buying steel wall panels, pin down what the panel is, what it carries, how it is finished and who is responsible for the interfaces. These are the specification questions to put in writing.
A steel wall panel specification should answer five things in writing: what the panel is made of, what load it is designed to carry, what layers it includes, how it is protected against corrosion, and how it connects to its neighbors and to the structure. If any of these is vague in a quotation, the gap usually reappears later as a change order.
Define the panel before you price it
"Wall panel" means different things between suppliers. One may deliver bare stud-and-track frames; another may add sheathing, a water-resistive layer, openings framed and windows pre-installed. Ask for a scope sheet that lists every layer and component, and mark each as factory-installed or site-installed. The light-gauge steel framing guide and the component guide explain the underlying parts.
Structural questions
- Is the panel load-bearing or a non-structural infill? See load-bearing vs non-load-bearing studs.
- What design loads (gravity, wind, seismic, as applicable to the site) were assumed, and who confirmed them for this project?
- What stud size, steel thickness, spacing and steel grade are used, and where are they shown on the drawings?
- How is lateral bracing provided: strapping, sheathing, or another method?
- Are shop drawings issued for approval, and by whom are they reviewed?
Do not treat a supplier's catalog as proof of structural suitability. Confirm with the engineer of record and the local authority.
Material and corrosion protection
Ask for the steel specification, the coating designation and the mill or test documentation, and check what each document actually covers. The test report guide helps with reading them. For humid or coastal sites ask the engineer whether the standard coating is suitable and what cut-end and fastener treatment is required.
Layers and envelope
| Layer | Question to ask |
|---|---|
| Sheathing | Material, thickness, fastening pattern, factory or site fixed? |
| Water-resistive and air barrier | Which product, who installs, how are panel joints sealed? |
| Insulation | Cavity, continuous, or both? Who supplies it? |
| Openings | Are openings framed with headers, and are windows installed in the factory? |
| Interior lining | Included, or by the interior contractor? |
The envelope coordination guide covers how these layers meet at joints.
Tolerances, handling and delivery
Ask for dimensional tolerances for panel length, squareness and flatness, and for the tolerance the foundation must meet for the panels to fit (see foundation interfaces). Ask how panels are packed, lifted and stored, what the maximum panel size is for your transport route, and how damage is recorded on arrival, using the receiving checklist.
Documents to request with the quotation
- Panel types schedule with dimensions and quantities.
- Typical wall section drawings and connection details.
- Steel and coating documentation, and any product evaluations the supplier holds.
- Scope inclusions and exclusions, in line with prefab quote exclusions.
- Lead time, with the design-freeze date that triggers production (see design freeze).
Record answers in your product file and keep the dated version that you approved. If a question gets a verbal answer only, write it up and ask the supplier to confirm by email.
Questions people ask
What is a steel wall panel?
Usually a wall section of cold-formed steel studs and tracks assembled in a factory, sometimes with sheathing attached. Confirm exactly what is included in the supplier scope.
Do wall panels arrive with insulation and cladding?
It depends on the supplier and the system. Ask for a written list of layers included and layers installed on site.
Who designs the panels?
Ask whether the supplier provides engineered shop drawings and whether they are sealed by a licensed engineer where your authority requires it.
Can I assume the panels meet my local code?
No. Confirm suitability with the engineer of record and the local authority.
