General construction: how buildings go together

Window and door installation principles

Most window and door problems come from installation, not the product. Here are the principles that keep openings dry, tight and working, and what to ask the installer.

Most window and door problems come from installation, not the product. Here are the principles that keep openings dry, tight and working, and what to ask the installer.

The opening comes first

The rough opening must be the right size, square, level and plumb, with correct structural support above (a header or lintel). A frame forced into a crooked opening will bind and leak.

Water management

Flashing is layered so water always runs outward: sill flashing first, then the sides, then the head, each lapping over the layer below. The water-resistive barrier is integrated with the flashing. Follow the window manufacturer's installation instructions, which are often a condition of the warranty.

Sealing and insulating the gap

The gap around the frame is sealed to stop air leaks and filled with a material that does not squeeze the frame. Low-expansion foam or backer rod with sealant are common choices; check the manufacturer.

Support and fixing

Frames are shimmed and fixed per the instructions, and heavy doors and large glazing need specific support. Wind-load and impact ratings apply in exposed zones, see wind and seismic basics.

Check before handover

Test operation, water-test if specified, check locks and clearances. See the windows specification checklist and exterior doors checklist.

Quick answers

  • Can I install windows myself? Possibly, but a flashing mistake can cause hidden damage. Follow manufacturer instructions exactly or hire a qualified installer.
  • Why do new windows leak? Most often because of flashing, sealing or an out-of-square opening, not the window itself.
  • What is a header? The structural member over an opening that carries the load around it.
