BIM object vs CAD detail vs product datasheet

A BIM object, a CAD detail and a product datasheet each carry different information. Know what each is for, what it can and cannot prove, and which to request from a supplier.

Suppliers publish product information in several forms, and teams often mix them up. A BIM object is a digital model component with geometry and data for use in a building information model. A CAD detail is a 2D drawing, typically a section or junction, showing how a product connects to its neighbors. A product datasheet is a document stating the product's properties, dimensions, standards and limitations. Each has a job. Asking for the wrong one wastes time. Definitions: BIM object and CAD detail.

What each is for

ItemMain purposeTypical userLimits
BIM objectPlace the product in a 3D model with dataArchitect, engineer, BIM coordinatorMay be simplified; data fields vary; version matters
CAD detailShow junctions and assembly in 2DArchitect, detailer, installerGeneric until adapted to the project; not an approved detail by itself
Product datasheetState properties, dimensions, standardsSpecifier, procurement, authorityStates claims; evidence sits in reports

When to ask for which

  • Early design: datasheets to shortlist, BIM objects to test the fit in the model.
  • Detail design: CAD details for interfaces such as wall base, window head and roof edge.
  • Specification and procurement: datasheets, test reports and certificates. See submittal checklist.
  • Handover: updated documents for the as-built record; see as-built drawing.

Where to find them

Many manufacturers host objects and details on their own sites, and some public libraries aggregate them. The guide where to find CAD details and BIM objects lists sources and what to check. Treat any file you download as a starting point.

Checking quality

  1. Compare the dimensions in the object or detail with the datasheet.
  2. Check the date or version, and the file format your software accepts.
  3. Check that data fields (material, fire rating, thermal values) cite a source and standard.
  4. Confirm that the detail matches your project conditions, not a generic example.
  5. Ask the engineer or architect to review before it goes into the construction set.

What none of them replace

None of these files confirms that a product meets your local code or suits your structure. For that you need test evidence, a certificate where applicable, and sign-off by the engineer of record and the local authority. See checking a certification claim and reading a material test report.

Keeping files organized

Store the three together by product, with version dates and a note on which drawing or specification section they support. The guides on organizing product documentation and the document library describe a workable structure.

Questions people ask

Which one proves performance?

None of them alone. A datasheet states claims and test references; test reports and certificates provide the evidence.

Do I need all three?

For design coordination you often want a BIM object and CAD details; for procurement and approval, the datasheet and supporting reports.

Can I use a manufacturer's BIM object without checking it?

Check its version, dimensions and data against the datasheet. Objects can be simplified or out of date.

What file formats are common?

BIM objects often come as RFA or IFC; CAD details as DWG or DXF; datasheets as PDF. Ask what your team uses.
