System and material comparisons

Factory-finished vs site-finished modules

Factory-finished modules arrive with interior finishes and fixtures installed; site-finished modules arrive as a structure with finishing left for local trades. Each shifts risk and punch-list work.

For volumetric modules, a key scope decision is how much interior finishing happens in the factory. At one end the module is a finished room with kitchens, bathrooms, flooring and paint. At the other it is a structure with enclosed envelope and rough services, and local trades complete everything inside. Most projects sit in between. This guide explains the practical consequences so your RFQ and contract reflect the decision. Related reading: volumetric modular guide and modular hotel rooms checklist.

Define the line between factory and site

Write down exactly where factory work ends. Examples worth stating: floor finishes across module joints, ceiling lines, painted surfaces at joints, plumbing and electrical connections, kitchen and bathroom fittings, furniture and fixtures. Use the scope matrix and review the scope exclusions list.

Finishing at module joints

Where modules meet, finishes cannot be fully continuous from the factory. Expect site work to close seams, align floors and finish walls. Ask how tolerances are controlled and how joints are detailed. Review the factory inspection checklist to see what to check before shipping.

Wet rooms and pods

Bathrooms are the typical candidates for factory completion because they combine many trades in a small space. See bathroom pods for hospitality projects for the questions to ask about waterproofing, access to services and replaceability.

Handling, transport and damage

Finished modules need careful lifting and protected openings. Agree the inspection and record method at delivery, using the damage record template, and decide who repairs what. For sizeable projects, agree a snag list process in the snagging and handover checklist.

Choosing the split

  1. List finishes by importance and by sensitivity to transport.
  2. Decide which finishes need local sourcing or custom selection.
  3. Confirm local trade availability and quality for the site-finished items.
  4. Freeze the design before production; see design freeze.

Compare prices only when both options cover the same list of items.

Questions people ask

What does factory-finished mean?

Finishes such as boards, paint, flooring, cabinets and fixtures are installed before shipping. The exact list varies by manufacturer, so ask for it in writing.

Does factory finishing risk transport damage?

Finished surfaces can be scuffed or cracked in transit and during lifting. Ask about protection, tolerance and the repair process.

Why leave finishing to the site?

It allows local choices, local trades and cosmetic repair after transport and set, at the cost of more site work.

Can the approach be mixed?

Yes. For example, finish wet rooms in the factory and leave floors and paint to the site.
