System and material comparisons

Panelized vs volumetric modular construction

Panelized systems ship flat walls, floors and roofs for assembly on site; volumetric modules ship whole 3D units. Logistics, finishing and site work shift between the two.

In panelized construction, a factory makes flat elements such as wall panels, floor cassettes and roof trusses, and crews assemble them on site. In volumetric modular construction, the factory builds three-dimensional boxes, often with finishes, plumbing and electrics installed, and ships them to be placed on foundations. Both are forms of offsite construction. The difference is how much is finished before shipping, and therefore what the transport, crane, site and approval routes look like. See also the panelized guide and the volumetric guide.

Design freedom versus repetition

Panelized systems can follow architectural plans more closely, with varied room sizes, roof forms and openings. Volumetric systems reward repetition: identical hotel rooms, bathroom pods or small units. Where a project mixes the two, such as modular bath cores inside a panelized structure, the interfaces matter more than either system alone. The guides for bathroom pods and modular hotel rooms show where modules suit particular building types.

Logistics and site access

Volumetric delivery depends on the route: bridge heights, turning radii, width limits, and the final approach to the site. Panelized loads are more flexible but need laydown space and a plan for weather protection. Write both into a logistics plan before you pick a system. Confirm permits and transport rules with local carriers and authorities.

Where defects and delays tend to appear

  • Panelized: tolerances at panel joints, air barrier continuity across seams, and weather exposure while open.
  • Volumetric: module-to-module joints, services connection points, transport damage and crane scheduling.
  • Both: late design changes after production starts. See design freeze.

Use the delivery damage record and factory inspection checklist whichever you choose.

Scope and price comparison

Volumetric quotes may include finishes and fixtures that panelized quotes leave to local trades, so totals are not directly comparable. Build a matrix of who does what with the scope matrix, and review the scope exclusions guide.

How to choose

Start from the site and the building: access routes, repetition, crane availability, local trades and the approvals path. Then ask the engineer of record and the local authority to confirm the structural and code route for your chosen system.

Questions people ask

Which ships more efficiently?

Flat panels pack densely on trucks; volumetric modules carry air but arrive more complete. Route limits and crane access decide what is practical.

Which has more factory work?

Volumetric usually completes more work in the factory, including finishes and services. Panelized leaves more assembly and finishing to the site.

Can the two be combined?

Yes. Some projects use modules for wet rooms and panels for the remaining structure. Interfaces need early coordination.

Which is better for custom architecture?

Panelized generally gives more freedom in plan and geometry. Volumetric favors repeated unit layouts.
