System and material comparisons
Prefab vs site-built construction
Prefab moves part of the work into a factory; site-built does everything on the plot. The real trade-off is where risk, quality control and coordination sit, not which label sounds modern.
Prefabrication means components or whole building sections are made in a factory and then brought to the site, while site-built construction makes everything on the plot. In practice most projects sit between the two: even a conventional house uses prefabricated trusses, windows and doors. The useful question is not "prefab or not" but "which parts are made where, and who is accountable for the interfaces". The prefab terminology guide clarifies the vocabulary.
What really changes
| Area | Prefab | Site-built |
|---|---|---|
| Where work happens | Factory plus site assembly | Almost all on site |
| Decisions | Must be made earlier; changes after production starts are costly | More room to adapt during construction |
| Weather exposure | Reduced for factory stages | Every stage exposed |
| Quality checks | Can be recorded station by station | Depends on site supervision |
| Logistics | Transport, permits, lifting | Many smaller material deliveries |
| Cash flow | Deposits and milestone payments earlier | Progress payments along the build |
Early design commitment
Prefab shifts decisions to the front of the project. Window positions, service routes and finishes need to be fixed before the factory cuts or builds. Late changes cost more than on a site-built job where a carpenter can adjust a wall. Read design freeze in offsite construction and the glossary entry.
Schedule: parallel work, not a magic number
Factory production can overlap with site works such as foundations and utilities. That overlap is where schedule benefits come from, if the plan supports it. Delivery windows, crane bookings and inspections can also create waiting time. Timelines vary by project, so ask for a program that shows both streams. See when faster framing does not mean faster completion.
Quality and documentation
A factory can supply records such as inspections, material certificates and photographs by stage. Site-built work can document quality too, but relies on the contractor's routines. Request what you want to see before you sign: the factory quality records page lists examples, and the inspection checklist helps with visits.
Site readiness is still yours to manage
Prefab does not remove foundation, utility, access and permit tasks. Many problems come from foundations built to the wrong tolerance or services located wrongly. See foundation interfaces and infrastructure questions before ordering a prefab home.
Comparing prices fairly
Prefab quotes may include items that site-built bids leave out, such as finishes or transport, and may leave out site works. Compare using one scope list. The scope exclusions guide and delivered cost vs factory price help avoid false comparisons.
A decision sequence
- List which components could be factory-made and which must be site-made.
- Check access, transport and lifting for the site.
- Ask the local authority how approvals work for offsite components.
- Request matching scope-based quotes.
- Have the engineer of record confirm the design for the chosen route.
Questions people ask
Is prefab always faster?
No. Factory work can run alongside site preparation, but design freeze, transport and approvals can add steps. Compare complete project programs.
Is prefab lower quality or higher quality?
Neither by default. A factory offers controlled conditions and repeatable checks, but results depend on the manufacturer's processes and records.
Does prefab need less skilled labor on site?
Often different labor: assembly, lifting and connection rather than full fabrication. Skilled coordination is still needed.
Are mortgages and permits harder?
Rules vary by location and project. Ask the local authority and your lender early.
