Infrastructure questions before ordering a prefab home

Infrastructure questions to settle before ordering a prefab home: land, foundation, utilities, access, permits and who is responsible for each connection.

Before ordering a prefab home, confirm that the site can receive it: legal use, a designed foundation, a route in, and connections for power, water and wastewater. The factory builds the house; the lot is your responsibility unless a contract states otherwise. These questions help you find the gaps while changing course is still cheap.

Land and permits

  • Can a home be built on this lot, and of what size and height?
  • Which permit is required for a factory-made home, and which documents does the office want?
  • Who is the licensed professional who signs the drawings?
  • Do setbacks, easements or environmental limits shrink the buildable area?

Foundation

The foundation must match the home's loads and connections. Ask who designs it, who builds it, who checks tolerances before delivery and who is liable if the home does not fit. Look at the foundation interfaces guide for specifics, and request the anchor layout from the manufacturer before the foundation is poured.

Utilities

ServiceIf available at the boundaryIf not
ElectricityConnection application, meter, trenchingOn-site generation or storage, with design and permits
WaterTap, meter, pipe routeWell or cistern, treatment, pumping
WastewaterSewer connectionSeptic or treatment unit, soil test, approval
DataProvider connectionWireless or satellite options

Ask each utility provider for conditions in writing, including timing, since connection can take longer than the house.

Access and delivery

  1. Check road width, curves, bridges and gates against transport dimensions.
  2. Find where a crane or truck will stand.
  3. Decide on storage if the foundation is not ready on delivery day.
  4. Agree who is responsible for damage in transit and on site.

What the quote leaves out

Compare the contract with the checklist above. Foundations, site works, utility connections, permits, delivery and installation, and interior finishes are common exclusions. See scope exclusions to check in a prefab quote, and compare shell and turnkey offers on equal terms with this method.

Order only when

  • The permit path is confirmed in writing.
  • The foundation design exists and a builder is named.
  • Utility conditions are known.
  • Delivery has been checked on the ground.
  • The contract states who is responsible for each interface.

Confirm technical suitability with the engineer of record and the local authority.

Questions people ask

What infrastructure does a prefab home need?

The same as any home: a foundation, power, water, wastewater, access and permits. The factory usually supplies the house, not the site.

Does the quote include the foundation?

Often it does not. Ask for the exclusions in writing.

When should I order?

After you know the land, permit path and foundation design are workable. Ordering early can lock you into a design that does not fit.

What if the site has no utilities?

You may need on-site power, water storage and wastewater treatment, each with its own approval and cost.
