General construction: DIY and owner-builder

Framing a simple non-load-bearing wall

A partition wall is one of the more approachable framing jobs, provided you are sure it carries no load. This page outlines the steps and the checks that should come first.

A partition divides space but supports nothing above it. Confirm that first, because the same-looking wall can be carrying a floor or roof.

Check before you build or move a wall

  • Look at the drawings and at what sits above and below the wall.
  • If unsure, ask a structural engineer. Mistakes here can be dangerous.
  • Check for pipes, wires and ducts in the planned location.
  • Ask about permits and electrical rules for any new outlets.

The basic assembly

  1. Mark the wall position on the floor and ceiling and snap lines.
  2. Fix the bottom and top plates (or tracks) securely to the structure.
  3. Cut studs to fit between plates and place them plumb at the spacing required.
  4. Add blocking where cabinets, rails or fixtures will be hung.
  5. Frame door openings with a header and trimmers as the plan requires.

Light steel option

Light steel framing uses track and studs, fixed with screws. It is straight and dimensionally consistent, but wear gloves for cut edges and follow the manufacturer's instructions.

Before closing it in

Have wiring and plumbing inspected if required, add insulation or sound batts if planned, and check the framing is straight.

Always check the project drawings and specification, and confirm requirements with the engineer of record and the local authority.

Quick answers

  • How do I know a wall is non-load-bearing? You cannot tell reliably by looking. Check drawings and, if unsure, have a structural engineer or an experienced builder confirm.
  • Do I need a permit for a partition? Often yes, or at least notice, particularly if wiring or plumbing is involved. Ask the local authority.
  • What are wall studs commonly spaced at? Spacing is set by the material, the code and the finish. Confirm with local requirements and the drywall manufacturer.
  • Can I frame with steel instead of timber? Yes, light steel track and studs are widely used for partitions. The fixings and tools differ, so follow the manufacturer instructions.
