Light steel frame buyer guides
How Tall Can Light Steel Frame Go? Multi-Storey Limits Explained
Light steel frame is used for low-rise and mid-rise buildings, but the height limit comes from the building code, the engineering and the site, not from the material alone. Here is how to frame the question for your project.
Cold-formed steel framing is used well beyond single-storey houses: apartments, hotels and dormitories are common uses of the same family of members and connections. What it cannot do is promise a number of storeys on its own. Height is the result of several decisions made together.
What actually sets the height
- Building code: the adopted code (for example the International Building Code in much of the United States, or a national equivalent elsewhere) sets allowable storeys and area by construction type, occupancy and fire protection.
- Structural design: gravity loads accumulate down the building, so lower-storey studs, tracks and connections carry more than upper ones. Member thickness, spacing and bracing are designed storey by storey.
- Lateral loads: wind and earthquake demand rises with height and often governs. See lateral systems.
- Fire and sound: ratings come from tested assemblies, not from the steel alone. See the fire-rated assemblies checklist.
- Foundations and site: soil, flood and seismic category change the whole design.
Load-bearing and non-load-bearing
Taller buildings use load-bearing wall panels, where studs carry floor loads, and are designed to recognized standards such as the AISI S100 specification and the AISI S240 standard for structural framing. A non-load-bearing partition is a different product. The difference is explained in load-bearing vs non-load-bearing steel studs.
How to frame the question
Do not ask "how tall can it go?". Ask: for this site, this code and this occupancy, can an engineer produce a stamped design for N storeys using this framing, and what changes at each storey count? Early input from a structural engineer is cheaper than redesign later.
Where Digital Oro fits
A supplier that sells the frame is not the designer of your building, and the catalog does not state a maximum storey count. Digital Oro International lists light steel frame in its material catalog: structural frame in AS1397 G550 AZ150 steel (0.75 or 0.95 mm), available in Australian or American standards, plus wall frames with glass wool, 89 mm x 41 mm pre-assembled floor joists, roof trusses and subfloor systems. See the light steel frame catalog page and the full catalog map. The catalog gives specifications only. It does not give prices, lead times, stock or project references, so none are stated here.
Ask Digital Oro in writing: whether any frame section or system is designed and tested for multi-storey use; what design standard (AS or ASTM) applies; whether it will supply engineered calculations, or only material to your engineer's design; and what stamped documents accompany an order.
This guide is general information, not engineering, legal or financial advice. Codes, loads and approvals vary by site; the engineer of record and the local authority decide what your building needs.
Questions people ask
Is there one maximum height for light steel frame?
No. The limit depends on the building code in force, the structural system chosen, seismic and wind loads, fire-resistance requirements and what the engineer of record designs.
Is light steel frame combustible?
Steel is noncombustible, but a whole assembly also includes sheathing, insulation and linings. Code classification and fire ratings are set by tested assemblies and the authority having jurisdiction.
Who decides how many storeys are allowed?
The local building authority applying its adopted code, based on construction type, occupancy, area and fire protection such as sprinklers.
Can a catalog tell me the storey limit?
Not by itself. Ask the supplier for engineered, stamped design for your building rather than relying on a product description.
