System and material comparisons
Metal roofing vs membrane roofing: selection questions
Metal and membrane roofing suit different slopes, geometries and exposures. Ask about slope, wind, drainage, penetrations, maintenance and documents before comparing prices.
Metal roofing and membrane roofing are not direct substitutes. Metal panels are typically used on pitched roofs, sometimes with lower slopes where the system is designed for it, while membranes (single-ply or built-up) are used on low-slope or flat roofs. A proper comparison starts from the roof form the architect has drawn and the climate it faces, then asks each system the same questions. Detailed buying checklists are in the metal roof panels guide and roofing membranes guide.
Start with slope and geometry
Slope decides what is possible. Many metal systems specify a minimum slope for the panel profile and seam type, and membranes handle low slopes and flat roofs but need drainage design. If your roof has valleys, dormers, parapets, skylights or equipment, each junction needs a drawn detail. Ask the supplier for the published slope limits and compare them to your drawings.
Selection questions in a table
| Question | Metal roofing | Membrane roofing |
|---|---|---|
| What slope range is stated? | Per profile and seam type | Per system, with drainage design |
| How is it attached? | Clips or fasteners to purlins or deck | Adhered, mechanically fastened or ballasted |
| How does it handle thermal movement? | Expansion and contraction need sliding clips and detailing | Material flexibility and expansion in the design |
| How is water managed? | Shedding, seams, flashings and gutters | Waterproof layer, drains, scuppers and flashings |
| What foot traffic is expected? | Walkways or protection needed in places | Walk pads on service routes |
| What is the repair approach? | Panel or flashing replacement | Patching and seam repair |
Wind, rain and exposure
Roof edges and corners see the highest wind uplift. Ask the engineer or the manufacturer what attachment pattern and edge details apply for your wind zone, and request the test or approval evidence they rely on. In coastal or humid areas, ask about corrosion protection for metal and UV and chemical resistance for membranes. The coastal steel questions page helps frame the conversation.
Penetrations, accessories and flashing
Most leaks start at junctions, not in the field of the roof. List every penetration: vents, pipes, solar mounts, skylights, drains. Ask who supplies and installs flashing and sealants. See the flashing systems guide and the sealants compatibility checklist.
Roof build-up: deck, insulation, ventilation
Both systems sit on a deck or substrate with insulation and often an underlayment. Condensation control depends on the assembly: vapor control layer, insulation position and ventilation. Ask the designer to draw the roof layers in section. Review vapor control layers and roof sheathing. If the roof sits on steel trusses, coordinate with the steel roof truss questions.
Warranty, maintenance and documentation
Warranties on roofing cover specific things for specific periods and often require an approved installer and maintenance. Read the exclusions. The guides on comparing warranties and reading a product warranty help. Keep the product data, installation records and inspection reports together.
Questions to put to bidders
- What slope and wind assumptions underlie this quote?
- Which accessories, flashings and penetrations are included?
- Who is the approved installer, and what training or certification do they hold?
- What maintenance does the warranty require?
Confirm roof design and attachment with the engineer of record and the local authority.
Questions people ask
Which suits a low-slope roof?
Membrane systems are designed for low slopes. Many metal panels need a minimum slope. Check each manufacturer's published limits.
Which handles many penetrations better?
Membranes are generally formed around penetrations with flashings. Metal panels need curbs and careful flashing. Both depend on detailing and workmanship.
Does metal roofing last longer?
Service life depends on product, coating, climate and maintenance. Compare written warranties and what they exclude.
Who inspects the roof after install?
Ask for a stated inspection and maintenance plan from the supplier.
