Value engineering

Value engineering is a structured review of a design to find options that deliver the required function at lower cost or better value, without cutting required performance.

Value engineering is a structured review of a design to find options that deliver the required function at lower cost or better value, without cutting required performance.

What value engineering means

Value engineering (VE) is an organised, function-focused review. The team asks what each element must do, what it costs, and whether another way meets the same need for less, or whether the same money could achieve more.

It is typically run as a workshop with the owner, designers, contractor and specialist input.

A plain example

A team reviews a partition system and compares two assemblies that both meet the stated requirements, weighing installed cost, speed and maintenance. The conclusion is a recommendation, which designers must check. Any option names here are illustrations, not endorsements.

Why it matters

Done early, VE can improve a project; done late it risks rework and delay. It is often confused with cost cutting, but a true VE study keeps required function and safety. Changes affecting structure or code need confirmation with the engineer of record and the local authority.

Common confusion

VE is not simple price reduction and not constructability review, which focuses on how buildable the design is. Proposed changes often end up as a change order and should be settled before a design freeze.

Practical checklist

A VE workshop is more productive when prepared. Some practical steps follow.

  • Define the functions each major element must perform before looking for alternatives.
  • Bring cost data and the programme so options can be compared on a common basis.
  • Rank ideas for value and risk, then develop the best ones into proposals.
  • Assign each proposal to a responsible designer for checking against codes and performance.
  • Record accepted and rejected ideas with reasons for future reference.

Questions people ask

Is value engineering the same as cost cutting?

No. It aims to keep required function while improving value, and must not remove needed performance.

When is VE best done?

Early, while the design can still change at low cost.

Who approves VE changes?

The owner and design team, with any engineering or code effects confirmed by the responsible professionals.
