Steel frame vs alternatives

How to compare construction speed and labor between structural systems

A method for comparing build time and labor between light steel frame, wood, masonry and panels using your own schedule, crew and logistics data. A fill-in matrix is included.

Speed and labor claims are the easiest to make and the hardest to compare. A fair comparison puts every option on the same scope, then fills in the same stages, using your own site, crew and supplier data. The matrix below is for exactly that.

Method

  1. Fix the scope. Same floor plan, same finish level, same start and end point (for example, start at foundation complete, end at handover).
  2. Break the schedule into stages. Design, fabrication, delivery, erection, envelope, finishes, inspections.
  3. Get inputs from the people doing the work. Ask each contractor or supplier for crew size, hours and the assumptions behind each stage.
  4. Count lead time separately. Fabrication and shipping often dominate for prefabricated routes; curing and drying dominate for wet trades.
  5. Add delay risk. Weather days, late deliveries and inspection waits for each option.
  6. Convert to labor cost. Hours by trade multiplied by local rates, plus equipment and supervision.

Fill in the matrix

Use your own figures in days or weeks. Leave a cell blank rather than guess, and note who gave you each number.

Read the result carefully

A system that is faster on site can lose time before the crew arrives, in fabrication and shipping. A system with more site hours can still finish sooner if the trades run in parallel. Compare time to dry-in and time to handover, not just structure erection. Then carry labor into the total-cost worksheet.

Where Digital Oro fits

Digital Oro International lists a light steel frame in its own material catalog: AS1397 G550 AZ150 light steel, 0.75 or 0.95 mm, zinc-aluminum coated at more than 150 g/m2, offered to Australian or American standards, with wall frames, 89 mm x 41 mm floor joists, roof trusses and insulated or elevated sub-floors. The light steel frame catalog page maps each line, and the full catalog map shows the other nine categories. The catalog gives no prices, minimum orders or lead times, so those must come from Digital Oro International in a quotation. Ask for the mill certificate and your engineer's sign-off before you rely on any specification.

Questions people ask

Is steel frame always faster to build?

No. Many claims are about the structure only. Total time depends on design, delivery, foundation, cladding, finishes and crew experience. Measure the whole schedule.

What labor should be counted?

Site labor by trade and skill level, fabrication or prefabrication labor, equipment operators, supervision and rework.

Should I trust a supplier's time estimate?

Treat it as a claim to verify. Ask for the assumptions: crew size, working hours and what scope is included.

How do I include delay risk?

Add the likely days lost to weather, late delivery and inspections for each option, with the evidence you used.
