Light steel frame vs SIPs and timber: a coastal build checklist
A side-by-side checklist comparing light steel frame with structural insulated panels and heavy timber for a tropical coastal project, with the questions that matter most.
Three prefabricated or semi-prefabricated routes compete for tropical coastal housing: a light steel frame, structural insulated panels (SIPs) and timber. This page compares them on the factors that decide success in warm, humid, salty air. For the structure-only comparison see SIPs vs steel frame systems.
Comparison
| Factor | Light steel frame | SIPs | Timber |
|---|---|---|---|
| Structure | Cold-formed steel studs, joists and trusses | Panels act as structure and insulation | Wood members, light or heavy |
| Moisture sensitivity | Structure unaffected; coating must be intact | Panel edges, joints and facings must stay dry | Needs treatment, ventilation and moisture control |
| Insects | Frame not a food source | Facings and some cores may be | Food source unless treated |
| Service runs | Through punched openings in members | Chases cut in panels | Drilled or notched members |
| Repair or alteration | Engineer-designed member changes | Cutting panels affects insulation and structure | Familiar to many trades |
| Insulation | Added in the wall; thermal bridging through steel must be handled | Built in | Added in the wall |
Decide with these questions
- How will water that reaches the wall escape?
- Which components depend on factory quality, and what inspection do you have on them?
- Who can repair or modify it locally ten years from now?
- What happens to the structure if the envelope is breached in a storm?
- What warranty and documents come with each option?
Record the answers in the total-cost worksheet and run the suitability checklist.
Where Digital Oro fits
Digital Oro International lists a light steel frame in its own material catalog: AS1397 G550 AZ150 light steel, 0.75 or 0.95 mm, zinc-aluminum coated at more than 150 g/m2, offered to Australian or American standards, with wall frames, 89 mm x 41 mm floor joists, roof trusses and insulated or elevated sub-floors. The light steel frame catalog page maps each line, and the full catalog map shows the other nine categories. The catalog gives no prices, minimum orders or lead times, so those must come from Digital Oro International in a quotation. Ask for the mill certificate and your engineer's sign-off before you rely on any specification.
Questions people ask
What are SIPs?
Structural insulated panels: a layer of insulation bonded between two facings, often wood-based boards, that act as wall, roof or floor.
Are SIPs suited to humid coastal sites?
They can be, but edges, joints and penetrations must be sealed and protected from water. Moisture entering a panel is the main concern.
Is timber framing different from light wood framing?
Yes. Heavy timber uses larger, spaced members. Both are organic and share exposure to moisture and insects.
Which option is fastest?
Prefabricated panels and frames both cut site time, but the schedule depends on delivery, crane access and crew skill.
