Steel framing in coastal environments

Why coastal air changes how light steel framing should be specified, and the questions to put to the engineer about coatings, details, fasteners and maintenance.

Near the coast, steel framing is protected by its coating, its details and the dryness of the wall, in that order of importance for most buildings. If any one fails, corrosion has a path to start. So the useful question is not "is steel suitable by the sea?" but "what is specified, where is it written, and who checked it?" This page lists what to ask. It gives no corrosion rates or distances, which must come from your engineer and the standards they apply.

Why the coast is different

Airborne salt deposits on surfaces, holds moisture and attracts it. Warm humid climates keep surfaces wet longer. Steel with an intact zinc-based coating resists this for a long time, but cut edges, scratched areas, drilled holes and fastener points are where the coating is weakest. Exposure depends on the exact site, wind direction and shelter, so two lots in the same town can differ.

Questions on the coating

  1. What is the coating designation and weight, and which standard defines it?
  2. Is it the same for studs, tracks, trusses, clips and straps?
  3. Is there any additional protection, such as paint or a duplex system, for exposed members?
  4. How is cut-edge and touch-up protection handled on site?
  5. What documentation will prove the coating on the delivered batch? See reading a material test report.

Background terms are in the glossary: galvanization and corrosion protection.

Details that keep water out

  • Continuous water-resistive barrier and flashing at windows, doors and roof edges.
  • A drainage gap or rainscreen behind cladding, with insect screens and weeps.
  • Separation of steel from damp masonry or concrete and from dissimilar metals.
  • Control of interior moisture so condensation does not collect inside the wall.

These layers are explained in envelope coordination for steel-frame buildings.

Fasteners and connectors

Ask for material and coating of every screw, anchor and clip, and for confirmation they are compatible with the framing and the cladding. Our fasteners documentation guide shows what to collect.

Wind and structure

Coastal sites also tend to carry higher wind demands. Ask the engineer of record to state the wind criteria, how the roof is tied down and how the frame connects to the foundation. Confirm approvals with the local authority; a product being used elsewhere is not evidence that it is acceptable at your site.

Handling and storage before installation

Steel left stacked in the open in humid weather can develop white corrosion on the surface. Specify covered, ventilated storage, off the ground, and check the load on arrival with the receiving checklist.

Record the answers

Keep the engineer's written responses, the coating certificates and photographs of installed details. They are your evidence if a warranty claim arises.

Questions people ask

Does salt air damage steel framing?

Chloride exposure speeds up corrosion of unprotected or damaged steel. How much depends on the coating, the detailing, how close the building is to the sea and whether moisture can get into the wall.

What coating should I specify?

That is a decision for the engineer of record, based on exposure and design life. Ask for the coating designation to be written on the drawings.

Are fasteners a weak point?

They can be. Dissimilar metals and uncoated screws can corrode first, so ask for fastener material and coating to be stated.

Does framing inside the wall need maintenance?

It is hard to inspect once enclosed, which is why drainage, flashing and ventilation details matter more than later repairs.
