Modular construction supplier comparison directory
A method for comparing modular construction suppliers: classify panelized, volumetric and hybrid offers, then collect the same dated evidence on scope, transport, interfaces and quality.
Modular construction suppliers differ most in how much they finish before shipping and how much is left to you on site. A fair comparison starts by placing each offer on that scale, then gathering the same dated evidence from each. This page gives the method; it names no suppliers and ranks none.
Place each offer on the scale
| System | Delivered as | Typical site work left |
|---|---|---|
| Panelized | Flat wall, floor and roof panels | Erection, joining, weatherproofing, most finishes |
| Volumetric modules | Three-dimensional boxes, partly or fully fitted out | Foundation, craning, module joints, utilities, external works |
| Pods | Bathrooms or kitchens as finished units | Building the shell they sit in, connections |
| Hybrid | A mix of the above with site-built parts | Coordination between systems |
See panelized vs volumetric and the glossary entries for panelization and volumetric modular construction. Hybrids need extra attention: hybrid coordination questions.
Evidence to collect from each supplier
- Scope statement. What is included from design to delivery, and what is excluded. Use scope exclusions to check and the scope matrix.
- Design responsibility. Who prepares the structural and building-services design, and for which jurisdiction.
- Factory process. Quality records, inspection points and what you can witness: factory inspection checklist.
- Transport. Maximum module size, route limits, packing method and who insures transit. See logistics planning.
- Interfaces. Foundation tolerances and connection details the supplier requires: foundation interfaces.
- Design freeze. The point after which changes cost money. See design freeze.
- Warranty and defects process. Full text, not a summary.
- Timeline statement. A basis for any schedule claim. Timelines vary by project; see when faster framing does not mean faster completion.
Compare cost on one basis
Module prices often exclude transport, craning, foundations and connection. Put each quotation on a landed, installed basis before comparing, using the landed cost specification and comparing shell and turnkey prices. Prices quoted on a supplier site are the supplier's own and need confirming on the official site and in a written quotation.
Check the claims
For any standard, certificate or code statement, go to the issuer or the standards body: ICC and ISO are starting points for what documents say, while acceptance in your location is for the engineer of record and the local authority to confirm. Do not rely on a supplier statement that a module is "approved" without the document and the issuing body behind it. The housing industry body NAHB publishes general industry resources, though not supplier endorsements.
Infrastructure and operation
Modules are only as useful as the site connections that serve them. Before comparing suppliers, list your site constraints: access for trucks and cranes, utility availability, soil and flood conditions. The questions in infrastructure questions before ordering a prefab home help, and the villa planning checklist and hotel room checklist cover typical project types.
Record and score
Log each finding with its source and date, then use the scorecard. The principles behind this approach are in the editorial methodology.
Questions people ask
Does this page rank modular suppliers?
No. It is a research method with no supplier records or rankings.
What is the biggest difference between modular suppliers?
How much is finished in the factory and what is left for site: foundations, utilities, connections and finishes.
Who is responsible for approvals?
Confirm with the engineer of record and the local authority. A supplier's statement alone is not an approval.
Should I visit the factory?
If the budget allows, yes, or ask for a recorded inspection. See the factory inspection checklist.
